Klein proposals have been designed with alignment to the Ngāti Whātua Ōrākei Precinct Design Principles;

• Kotahitanga and Whanaungatanga – community and relationships
• Wairuatanga – spiritual connections and building design
• Kaitiakitanga – sustainable management
• Mātauranga – traditional knowledge and identity
• Orangatanga – wellbeing
• Mauritanga – ecosystem enhancement and linkages
• Rangatiratanga – self determination

These Principles reflect the aspirations for the re-establishment of Ngāti Whātua Ōrākei on their Whenua Tūpuna within an integrated and sustainable community environment which reflects Ngāti Whātua Ōrākei Mātauranga, with the strong intention that Mana Whenua is meaningfully involved in the management and decision making processes relating to Ngāti Whātua Ōrākei ancestral land.

The Kahu Residences include 30 new independent living apartments, with basement carparking, and common lounge and art room. The design proposal has high level environmentally sustainable design features including; rainwater and greywater harvesting, PV generated electricity and CLT (cross laminated timber) superstructure.
